Job Summary
We are seeking a proven Wholesale Mortgage Originator for a direct hire opportunity in Aliso Viejo, CA. This role is ideal for an experienced private money, bridge, or non-agency lending professional with an active network of high-producing mortgage brokers, luxury real estate agents, high-net-worth borrowers, and professional referral sources.
This is not an entry-level or call-center mortgage role. The position is focused on relationship-driven origination of private money loans, typically ranging from approximately $1.5 million to $5 million, secured by quality California properties valued from $3 million to $20 million.
The successful candidate will join a professional, performance-oriented environment that values sound judgment, urgency, discretion, and long-term relationship building. This opportunity offers supportive leadership, strong collaboration with internal lending teams, and the ability to build a high-quality pipeline through trusted referral partnerships rather than purchased leads.
Key Responsibilities
- Originate private money and bridge loan opportunities by activating and expanding established referral relationships.
- Qualify and structure loan scenarios by evaluating collateral, borrower strength, leverage, liquidity, timing, and exit strategy.
- Lead transactions from initial inquiry through commitment, underwriting, processing, closing, and funding.
- Communicate clearly and professionally with referral partners, borrowers, and internal teams while setting accurate expectations.
- Maintain accurate CRM records, pipeline activity, next steps, projected volume, conversion ratios, and production forecasts.
- Operate in compliance with company policies and applicable private money lending requirements.
Compensation and Benefits
- Salary: $70,000 per year.

- Work Arrangement: Full-time, office-based role in Aliso Viejo with field meetings as needed with referral partners.

Required Qualifications and Skills
- Originate high-value private money and bridge loan opportunities secured by California real estate.
- Build and manage a referral-driven pipeline from mortgage brokers, luxury real estate agents, affluent borrowers, and professional referral partners.
- Qualify, structure, and present loan opportunities based on collateral, borrower profile, leverage, liquidity, and exit strategy.
- Manage loan commitments, internal coordination, CRM reporting, and funding follow-through.
- Minimum five years of successful mortgage origination experience.
- Substantial recent experience in private money, bridge, or non-agency lending.
- Current, transferable, and demonstrably productive network of high-end referral relationships.
- Verifiable success funding loans in or near the $1.5 million to $5 million range.
- Strong knowledge of California luxury and high-value real estate markets, especially Southern California and premier coastal markets.
- Ability to consistently generate qualified opportunities within the target property and loan-size profile.
- Strong loan judgment, executive presence, discretion, and professional communication skills.
- Highly responsive, organized, resourceful, accountable, and comfortable operating in a relationship-based production environment.
- Ability to maintain focused daily relationship development, prospecting, follow-up, CRM updates, and production forecasting.
Preferred Qualifications
- Existing referral relationships with luxury real estate agents, high-producing mortgage brokers, high-net-worth borrowers, and professional advisors in Southern California.
- Prior success converting signed commitments into funded private money loans.
- Experience working with California properties valued from $3 million to $20 million.
- Strong reputation for responsiveness, integrity, sound judgment, and professionalism under pressure.
