Job Summary

We are seeking a Senior Maintenance Technician for a direct hire opportunity supporting Class A commercial office properties in Tampa, FL. This role is ideal for an experienced commercial maintenance professional who takes pride in delivering high-quality service, maintaining building systems, and supporting a professional tenant environment.

Key Responsibilities

- Maintain, troubleshoot, and repair commercial building systems, including HVAC, plumbing, electrical, mechanical, and life safety systems.
- Perform preventative maintenance, routine building inspections, equipment checks, and general repairs throughout Class A office properties.
- Monitor HVAC performance, cooling tower water treatment programs, equipment logs, and building maintenance records.
- Respond to tenant service requests with professionalism, urgency, and a strong customer service mindset.
- Coordinate vendor repairs, inspections, preventative maintenance programs, supplies, and inventory needs within budget guidelines.
- Support emergency response, severe weather preparedness, and upkeep of mechanical rooms, maintenance shops, rooftops, and storage areas.

Compensation and Benefits

- Pay: $32 to $36 per hour.
- Job Type: Direct Hire.
- Schedule: Monday through Friday, 7:00 AM to 4:00 PM.
- Location: Tampa, FL 33607.
- On-call rotation: Approximately every 16 weeks for after-hours emergencies, weekends, and holidays.

Required Qualifications and Skills

- Maintain and troubleshoot HVAC, plumbing, electrical, mechanical, life safety, and general commercial building systems.
- Perform preventative maintenance, building inspections, equipment monitoring, and routine repairs.
- Respond to tenant work orders and service requests in a professional Class A office environment.
- Coordinate vendor support, inspections, supplies, maintenance programs, and emergency response activities.

- 5 or more years of commercial maintenance experience preferred.
- Experience maintaining office buildings, retail centers, industrial facilities, hospitals, or similar commercial facilities.
- Strong working knowledge of HVAC systems, electrical systems, plumbing, mechanical systems, and general building maintenance.
- Ability to complete minor repairs involving plumbing, roofing, doors, windows, flooring, ceiling tiles, carpeting, and related building components.
- Comfortable using computerized work order systems, maintenance management tools, and basic Microsoft Office applications.
- Excellent communication, customer service, and problem-solving skills.
- Professional appearance and ability to work effectively with Class A office tenants, vendors, and internal teams.
- Stable work history and a team-focused approach are strongly preferred.
- Ability to lift up to 50 pounds, climb ladders, work on rooftops, and work indoors or outdoors in varying weather conditions.

Preferred Qualifications

- EPA Certification is a plus but not required.
- Experience with building automation systems.
- Knowledge of state and local building codes.
- Technical school, trade school, or related maintenance training preferred.
- Experience in high-rise luxury residential, luxury hotel, hospital, or nursing home maintenance may be considered if transferable commercial facility skills are demonstrated.
