Job Summary
A Property Manager opportunity is available for a 125-unit residential community in Franklin, VA. This temp-to-hire role is ideal for a dependable property management professional with tax credit, Project-Based Section 8, and Yardi Breeze experience who enjoys working closely with residents, maintenance teams, vendors, and corporate partners.
This onsite Property Manager role offers a stable Monday through Friday schedule and the opportunity to become an important part of a community-focused housing environment. The right candidate will bring strong communication skills, a willingness to learn, and a genuine commitment to supporting residents and building positive relationships. This is a busy office setting where teamwork, follow-through, and a service-minded approach are highly valued.
Key Responsibilities
- Manage daily operations for a 125-unit residential property, including resident support, office coordination, and community communications.
- Oversee tax credit and Project-Based Section 8 processes, including rent calculations and annual recertifications.
- Communicate with tenants, maintenance staff, vendors, suppliers, and corporate office contacts to support smooth property operations.
- Coordinate housing support needs, maintenance requests, vendor follow-up, and resident inquiries in a timely and professional manner.
- Maintain accurate resident records, compliance documentation, and property management system updates using Yardi Breeze.
- Build positive relationships with residents and team members while supporting a professional, community-centered property environment.
Compensation and Benefits
- Pay: $55,000 to $57,000 per year, depending on experience.
- Schedule: Monday through Friday, 8:00 AM to 4:30 PM.
- Job type: Temp-to-hire.
- Work location: Onsite in Franklin, VA.

Required Qualifications and Skills
- Manage tax credit and Project-Based Section 8 residential property operations.
- Complete rent calculations, annual recertifications, and housing compliance-related processes.
- Coordinate daily communication between tenants, maintenance, vendors, suppliers, and corporate office.
- Support a busy property office while maintaining strong resident relationships and accurate documentation.
- Minimum 6 months of experience with tax credit and Project-Based Section 8 residential communities.
- Experience using Yardi Breeze.
- Property management experience in a residential community setting, ideally within affordable housing.
- Ability to multitask in a fast-paced office while remaining organized, professional, and responsive.
- Strong communication, relationship-building, and customer service skills.
- Dependable, eager to learn, and committed to supporting the needs of the community.
- Ability to work onsite in Franklin, VA on a Monday through Friday schedule.
Preferred Qualifications
- Experience supporting or managing a residential community of similar size.
- Prior experience working with maintenance teams, outside vendors, and corporate office partners.
- 3 to 5 years of property management experience is preferred.
- Strong interest in building a long-term career within residential property management.
