We are seeking a Property Maintenance Technician for a full-time, direct hire opportunity supporting affordable housing communities throughout Oxnard, Santa Paula, Simi Valley, and Piru, CA. The Property Maintenance Technician will support apartment maintenance, unit turnovers, preventative maintenance, resident service requests, and general property upkeep across multiple communities. Key Responsibilities
- Perform general maintenance repairs including plumbing, electrical, painting, carpentry, drywall, and other building repairs.
- Complete apartment turnovers and prepare vacant units for new resident occupancy.
- Conduct daily inspections of buildings, grounds, common areas, and property amenities to ensure cleanliness, safety, and curb appeal.
- Respond to resident maintenance requests and assist with move-in, move-out, and bi-annual inspections.
- Coordinate with vendors and contractors for property repairs, services, and special maintenance projects.
- Maintain maintenance logs, inventory records, equipment records, and complete emergency after-hours maintenance when needed.
Compensation and Benefits
- Pay: $21 to $23 per hour, depending on experience.
- Job Type: Direct Hire.
- Schedule: Full-time, Monday-Friday, 8:00 AM-5:00 PM.
- Location: Serving properties in Oxnard, Santa Paula, Simi Valley, and Piru, CA.

- Perform apartment maintenance, building maintenance, and preventative maintenance across assigned properties.
- Complete unit turns, resident work orders, property inspections, and general repairs.
- Support property upkeep, curb appeal, safety standards, and common area maintenance.
- Travel between assigned properties throughout Ventura County as needed.
- 3-5 years of maintenance experience preferred, ideally in apartment maintenance, facilities maintenance, building maintenance, or a related field.
- Working knowledge of plumbing, electrical, drywall, painting, carpentry, and general repair work.
- Ability to work independently, manage multiple priorities, and complete tasks in a timely and professional manner.
- Valid California Driver's License required.
- Proof of automobile insurance required.
- Clean DMV record required.
- Must be able to pass a background check and drug screen.
- Must be legally eligible to work in the United States.
- Ability to perform hands-on maintenance duties and travel between assigned properties.
Preferred Qualifications
- Bilingual Spanish skills highly preferred.
- Experience in property management, multifamily housing, or affordable housing communities preferred.
- Strong customer service skills when interacting with residents, property staff, vendors, and contractors.
