Job Summary

We are seeking an experienced Operations Manager, Commercial Property for a direct hire opportunity in San Jose, CA. This role is responsible for leading the operational performance of a commercial property or assigned portfolio, with accountability for physical assets, building systems, vendor performance, operating expenses, capital execution, and regulatory compliance.

This is an excellent opportunity for a property operations professional who enjoys combining strategic planning with hands-on day-to-day leadership. The Operations Manager will partner closely with Property Management, Asset Management, Leasing, Accounting, and Ownership to support operational excellence, cost control, and a high-quality tenant experience. This position offers strong cross-functional visibility, meaningful responsibility, and the opportunity to contribute to the long-term success and value of commercial real estate assets.

Key Responsibilities

- Lead daily property operations, including building systems, maintenance programs, service delivery, and overall asset performance.
- Manage vendor relationships, service contracts, performance standards, and compliance with operational expectations.
- Oversee operating expenses, support budget planning, identify cost-saving opportunities, and maintain disciplined financial controls.
- Coordinate and execute capital improvement projects, repairs, and operational initiatives in partnership with internal and external stakeholders.
- Ensure compliance with applicable regulations, safety standards, building requirements, and company operational procedures.
- Partner with property management, leasing, accounting, asset management, and ownership to support tenant satisfaction and property performance.

Required Qualifications and Skills

- Manage commercial property operations, including building systems, physical assets, and tenant service expectations.
- Oversee vendor performance, service contracts, operating expenses, and property-level operational controls.
- Support capital project execution, compliance initiatives, and long-term asset performance.
- Collaborate with internal teams and ownership to improve operational efficiency and tenant experience.

- 3 to 5 years of relevant experience in commercial property operations, property management, facilities operations, or a related real estate environment.
- Strong understanding of building systems, maintenance operations, vendor management, and service quality standards.
- Experience supporting budgets, operating expenses, capital projects, and cost control initiatives.
- Working knowledge of regulatory compliance, safety requirements, and property operational best practices.
- Strong communication, organization, problem-solving, and follow-up skills.
- Ability to work effectively with property management, asset management, leasing, accounting, tenants, vendors, and ownership.

Preferred Qualifications

- Experience supporting Class A commercial office, mixed-use, or multi-tenant commercial properties.
- Prior experience managing capital improvements, preventative maintenance programs, or building operations initiatives.
- Familiarity with property management software, work order systems, budget tracking tools, or vendor compliance platforms.
- Strong tenant relations experience and a proactive approach to service delivery and issue resolution.
