Maintenance Utility Technician – Commercial Office Property
Reason for Opening: Client is adding staff to support a new building in the Midtown East development.
About the Role:

In this role you will join a team servicing a full-service commercial office building in the Tampa market, helping to maintain the facility, create a positive environment, and support a sense of community for a diverse tenant base.
A Day in the Life:
Work closely with the Senior Maintenance Technician, under direction of the Property/Facility Manager.
Use the online service-request system (including handheld application) to process maintenance tasks.
Carry out overall maintenance of property and equipment.
Perform touch-up painting and minor janitorial/cleanup duties as requested.
Assist with building mechanical maintenance issues as required.
Investigate and monitor repeat tenant service calls and report to the Property/Facility Manager.
Perform minor leak repairs (roof, window, fountains).
Assist contractors with life safety alarm systems and fire-protection system shutdowns/testing.
Install and repair ceiling tiles, wall coverings, vinyl tile, carpet, cove base, window blinds, signage, etc.
Maintain accurate and timely record-keeping and reporting.
Assist in hurricane preparedness and response.
Foster a positive working relationship with clients/tenants to ensure best service and tenant satisfaction.
Perform any other facility-related duties as directed by the Property/Facility Manager.
Job Requirements:
Must be available for emergency calls at night, weekends, and holidays (on a rotating on-call schedule
Fundamental knowledge of state & local building codes.
Valid driver’s license and reliable transport.
High School diploma or equivalent required. Technical training or trade school coursework preferred.
One or more years of janitorial/facility maintenance experience in commercial real-estate preferred.
Comfortable working in a variety of conditions: exposure to fumes or airborne particles, moving mechanical parts, vibration, extreme outdoor conditions (hot/cold, wind, precipitation). Must be comfortable working on roofs and climbing ladders.
Physical demands: frequent standing, walking, balancing, bending, kneeling, stooping, crawling, climbing; must occasionally lift/push/pull up to 50 lbs; use hands/arms above head; close, distance, color, peripheral vision, depth perception; strong communication skills required.
