Title: Title Processor (Residential)

We are seeking a detail-oriented Title Processor for a residential real estate opportunity in Orlando, FL. This role is ideal for a title professional with 1 to 2 years of residential title processing experience who understands title searches, title commitments, legal document review, and closing support.
The Title Processor will support home closing transactions by reviewing title documentation, identifying encumbrances, coordinating required documents, and helping ensure files are accurate and ready for successful closings. This position offers a hybrid work arrangement after initial in-office training, making it a strong opportunity for candidates who value both structure and flexibility.
Key Responsibilities
- Order, review, and process residential title searches according to company and local examining procedures.
- Input, update, and manage lender title requests, including revisions and file changes.
- Issue accurate title commitments and maintain supporting title and closing documentation.
- Order and track surveys, estoppels, prior policy requests, and other documents needed for closing.
- Examine title documents to verify ownership, legal descriptions, liens, judgments, easements, and other encumbrances.
- Identify title issues, determine required clearing actions, and maintain organized files throughout each transaction.
Compensation and Benefits
- Pay Rate: $20.00 per hour.
- Schedule: Monday through Friday, 8:00 AM to 5:00 PM.
- Location: Orlando, FL 32819.
- Work Arrangement: Hybrid, primarily remote after approximately 1 to 2 weeks of required onsite training, with occasional in-office visits.

Required Qualifications and Skills
- Order, review, and process title searches for residential real estate transactions.
- Examine title documentation, including mortgages, liens, judgments, easements, plat maps, contracts, and agreements.
- Issue title commitments and maintain accurate lender title request updates.
- Coordinate closing-related documentation such as surveys, estoppels, prior policies, and title file records.
- High school diploma or equivalent required.
- 1 to 2 years of residential title processing experience required.
- Residential homebuilding title experience required.
- Timeshare-only title experience will not be considered.
- Working knowledge of Microsoft Office, including Outlook, Excel, and Word.
- Strong reading comprehension and ability to review detailed legal documents accurately.
- Excellent organization, time management, and follow-up skills.
- Ability to manage multiple title files in a fast-paced, deadline-focused environment.
- Strong communication skills and ability to work effectively with lenders, agents, and external partners.
Preferred Qualifications
- Experience using RamQuest or similar title processing software.
- Strong analytical skills with the ability to identify discrepancies in title documentation.
- Prior experience supporting refinancing, home sales, prior policy requests, and title policy auditing.
- Ability to work independently in a hybrid or remote setting after training.
