Job Summary

We are seeking a detail-oriented Title Processor to support residential real estate closings in Orlando, FL. This contract opportunity is ideal for a title professional with homebuilding title processing experience who understands title searches, title commitments, encumbrances, and closing documentation.

In this role, you will help ensure accurate, timely title review and preparation for home closings while working with lenders, agents, and internal closing teams. The position offers initial onsite training for approximately 1 to 2 weeks, followed by a primarily remote work arrangement with occasional in-office needs. Key Responsibilities

- Order, review, and process title searches in accordance with company and local title examining procedures.
- Prepare, update, and maintain lender title requests, title commitments, and related file documentation.
- Examine title documents to verify ownership, legal descriptions, liens, judgments, easements, and other encumbrances.
- Identify title defects or discrepancies and coordinate required actions to support clear title and successful closings.
- Order and track surveys, estoppels, prior policies, and other documents needed for refinancing, home sales, and closing transactions.
- Maintain organized files, records, reports, and communication with lenders, agents, and external partners.

Compensation and Benefits

- Pay: $20 per hour.
- Job Type: Contract/Temporary.
- Location: Orlando, FL.
- Work Arrangement: Approximately 1 to 2 weeks of onsite training, then primarily remote with occasional in-office requirements.

Required Qualifications and Skills

- Order, review, and process residential title searches and title documentation.
- Issue and maintain title commitments and lender title requests.
- Review legal documents and identify liens, judgments, easements, encumbrances, and title defects.
- Coordinate required closing documentation, including surveys, estoppels, prior policies, and related file updates.

- High school diploma or equivalent required.
- 1 to 2 years of residential title processing experience required.
- Homebuilding title processing experience required.
- Timeshare-only title experience will not be considered.
- Experience reviewing mortgages, liens, judgments, easements, plat maps, contracts, agreements, and other legal documents.
- Working knowledge of Microsoft Office, including Outlook, Excel, and Word.
- Strong reading comprehension, analytical ability, accuracy, and attention to detail.
- Excellent organizational and time management skills with the ability to manage multiple files in a fast-paced environment.
- Professional communication skills and the ability to build effective working relationships with lenders, agents, and external partners.

Preferred Qualifications

- Experience using RamQuest or similar title processing software.
- Prior experience supporting residential home closings in a high-volume title or real estate environment.
- Strong ability to identify discrepancies in title documentation and recommend appropriate follow-up actions.
