As a Senior Maintenance Technician, you will be part of a team that strives to provide best-in-class service to customers in our full-service commercial office buildings in the Tampa Market. We're seeking someone passionate about providing exceptional service and fostering a sense of community for our diverse customer base within the portfolio.

Key Responsibilities Include:
Monitor the building HVAC system, including water chemical treatment programs for cooling towers and logging readings
Identify opportunities to enhance existing systems and maintain communication with manufacturing representatives
Monitor and maintain budgets with constant communication with the Senior Property Manager
Order and maintain appropriate repair inventory while following budget guidelines
Maintain accurate recordkeeping and equipment logs on a routine basis
Assist in coordinating all life safety systems inspections, service, and repairs
Investigate and monitor repeat customer-related calls and report findings to the Property Manager
Promote, track, and maintain energy conservation initiatives through management programs and special lighting programs
Perform routine building inspections according to company policy
Perform minor repairs to plumbing, HVAC systems, roofs, windows, and doorways
Install and repair ceiling tiles, wall coverings, vinyl tile, carpet, cove base, window blinds, signage, and related finishes
Foster positive and productive relationships with customers to ensure exceptional customer service and satisfaction
Become proficient with the online service request system, including handheld applications
Assist with inclement and severe weather preparedness and response
Handle additional duties as assigned by the Maintenance Manager
Organize and maintain maintenance shops, storage areas, tools, and mechanical/electrical rooms to ensure clean and orderly conditions
Demonstrate excellent customer service, organizational, and mentoring skills


Education / Experience
High School Diploma or equivalent required
Education from one of the following is preferred:
State, county, or local government agency programs
Approved or sanctioned technical institute, college, or university
A combination of at least five (5) years of experience and/or education in commercial office building systems maintenance is required, specifically including documented training, certification, or licensing in one or more of the following areas:
EPA Certified (D)
HVAC
Electrical
Plumbing
Mechanical
Construction
Roofing
Building Life Safety
Carpentry

Additional qualifications include:
Basic computer skills including Microsoft Excel, Word, Outlook, and Teams
Availability for emergency calls during nights, weekends, and holidays on an alternating on-call schedule
Fundamental knowledge of state and local building codes
