As a Senior Maintenance Technician, you will be part of a team that strives to deliver best-in-class service to customers in full-service commercial office buildings. We’re seeking someone passionate about providing exceptional service and fostering a sense of community for our diverse customer base within the portfolio.

Key Responsibilities
Monitor the building HVAC system, including water chemical treatment programs for cooling towers and logging readings
Identify opportunities to enhance existing systems and maintain contact with manufacturing representatives
Maintain communication with the Senior Property Manager regarding budget and performance
Order and maintain proper stock for repairs, ensuring adherence to budget guidelines
Responsible for all record-keeping and equipment logs on a routine basis
Assist with coordination of life safety systems inspections, services, and repairs
Investigate and monitor customer-related calls, reporting issues to the property manager
Promote energy conservation programs and manage lighting programs
Perform routine building inspections as per company policy
Perform minor repairs to plumbing, HVAC systems, roofing, windows, and doorways
Install and repair ceiling tiles, wall coverings, vinyl tiles, carpet, cove base, window blinds, signage, etc.
Foster positive and productive relationships with customers to ensure overall satisfaction
Become proficient with the online service request system and handheld application
Assist with emergency preparedness and response during inclement/severe weather
Handle other duties as assigned by the Maintenance Manager
Organize and maintain the maintenance shop, storage, tools, and mechanical/electrical areas
Ensure all work areas are clean and well-maintained

Education/Experience
High School Diploma or equivalent required
Preferred education from state, county, or local government agencies or approved technical institutes/colleges
A minimum of 5 years of experience or education in commercial office building systems maintenance, including training/certification in one or more of the following fields:
EPA Certified (D)
HVAC, Electrical, Plumbing, Mechanical
Construction, Roofing, Building Life Safety, Carpentry
Basic computer skills including Microsoft Excel, Word, Outlook, and Teams
Available for emergency calls at night, weekends, and holidays on an alternating schedule (on-call)
Fundamental knowledge of state and local building codes

Work Environment
Exposure to fumes, airborne particles, moving mechanical parts, and vibration
Occasional exposure to extreme outdoor conditions (cold/hot weather, wind, precipitation)
Loud work environment and job sites
Comfortable working on office building roofs and climbing ladders
Physical Demands
Requires regular communication (talking and hearing)
Active position requiring standing, walking, balancing, bending, kneeling, stooping, crouching, crawling, and climbing
Must be able to lift, push, or pull up to 50 pounds
Must have visual acuity for close, distance, color, and peripheral vision, as well as depth perception
