We are seeking a highly organized and detail-oriented Commercial Property Manager to oversee the operations and administration of our retail properties. This role includes property maintenance, tenant relations, financial oversight, and compliance management, requiring strong communication and critical-thinking skills.
Key Responsibilities:
Property Management & Operations:
Oversee day-to-day operations and maintenance of retail properties
Negotiate, obtain, and manage bids for repairs, maintenance, and replacements
Conduct regular site visits, inspecting buildings, vacant units, common areas, and coordinating with tenants, vendors, and contractors
Manage onsite security and porter services; provide prompt responses to tenant inquiries and after-hours emergencies
Coordinate move-ins/move-outs, property inspections, and community events with marketing staff
Monitor and manage critical dates, including lease expirations, rent commencements, insurance renewals, etc.
Review, interpret, and enforce leases and CC&Rs
Financial & Accounting Support:
Provide oversight and coding of accounts payable invoices
Work with accounting to complete monthly reports, review budgets, general ledgers, and variance reports
Prepare and distribute annual property budgets and NNN estimates
Manage CAM, insurance, and real estate tax reconciliations
Monitor tenant ledgers, follow up on collections, and coordinate with legal counsel when necessary
Tenant, Vendor & Contractor Relations:
Serve as the main point of contact for tenants, vendors, contractors, and property owners
Maintain professional and ethical relationships with all stakeholders
Obtain and track certificates of insurance, W9s, contracts, and other compliance documents
Investigate utility spikes and coordinate reduction requests
Compliance & Reporting:
Track inspections, certifications, and maintenance requirements (fire, back flow, pest control, etc.)
Review insurance renewals and real estate tax assessments, coordinating appeals as needed
Coordinate and attend property owners’ association meetings
Minimum Qualifications:
3+ years of commercial retail property management experience
2+ years of hands-on experience with budget cycles and manual CAM reconciliations
Proficiency in Microsoft Office; QuickBooks experience a plus
Strong organizational skills with attention to detail
Excellent verbal and written communication skills
Valid California Driver’s License and ability to travel to Southern California properties
Ability to climb ladders and access restrictive openings during site visits
California Real Estate License a plus
Must be eligible to work in the U.S., provide references, and pass background check
Schedule & Benefits:
Monday–Friday, 9:00 a.m. – 6:00 p.m.; occasional weekend events

Some travel to properties may be required
