Job Summary
AppleOne is seeking an experienced Property Portfolio Director for a direct hire opportunity in Fresno, County. This management-level role oversees a portfolio of five residential communities totaling more than 200 units, with responsibility for property operations, financial performance, team leadership, resident satisfaction, and asset preservation.

Key Responsibilities
- Oversee daily operations for five residential communities totaling 200+ units, ensuring properties are well maintained and aligned with company standards.
- Lead, coach, and evaluate Property Managers, Leasing Professionals, and Maintenance team members to drive accountability and performance.
- Develop strategies to improve occupancy, resident retention, rent growth, collections, and overall financial performance.
- Prepare and monitor operating budgets, analyze financial reports, control expenses, and provide regular updates to leadership.
- Manage delinquency, rent collection, eviction processes, lease administration, move-outs, security deposit reconciliations, and unit turns.
- Ensure compliance with company policies, Fair Housing requirements, landlord-tenant regulations, and local housing laws.
Compensation and Benefits
- Salary Range: $100,000 to $160,000 per year.

Required Qualifications and Skills
- Oversee multi-site residential property operations across a portfolio of communities.
- Lead on-site property management, leasing, and maintenance teams.
- Manage budgets, financial reporting, rent growth, collections, delinquency, and eviction processes.
- Use property management software and reporting tools to monitor occupancy, leasing, expenses, and portfolio performance.
- Bachelor’s degree in Business Administration, Real Estate, Property Management, or a related field, or equivalent experience.
- Minimum of 10 years of progressive experience in residential or multifamily property management.
- Minimum of 5 years of supervisory, regional, or portfolio-level management experience.
- Demonstrated experience managing multiple residential communities simultaneously.
- Strong knowledge of rent collections, delinquency management, evictions, lease administration, move-out procedures, and unit turnover.
- Experience preparing, managing, and monitoring operating budgets and financial reports.
- Strong leadership, communication, organization, problem-solving, and resident relations skills.
- Ability to conduct site inspections, evaluate team performance, and drive operational improvements.
- Proficiency with property management systems and Microsoft Excel reporting tools.
Preferred Qualifications
- Experience managing portfolios exceeding 200 residential units.
- Proficiency with AppFolio Property Management Software.
- Advanced Microsoft Excel skills, including reporting, financial analysis, pivot tables, dashboards, and forecasting.
- Certified Apartment Manager, Certified Property Manager, or similar professional designation.
- Strong knowledge of Fair Housing laws and residential landlord-tenant regulations.
