Our client is seeking a Property Accountant who is responsible for the day-to-day accounting operations related to a portfolio of real estate properties, including residential, commercial, or mixed-use assets. This role ensures accurate financial reporting, budget adherence, tenant billing, and compliance with relevant lease agreements. The Property Accountant serves as a liaison between property management and corporate finance, supporting financial performance through diligent accounting practices.

Key Responsibilities Include

Prepare and maintain financial statements and supporting schedules for assigned properties on a monthly, quarterly, and annual basis.
Process accounts payable and accounts receivable, including tenant rent payments, vendor invoices, and utility bills.
Perform monthly bank reconciliations and general ledger account reconciliations.
Review lease agreements to ensure proper billing, rent escalation, and recovery of operating expenses (CAM, taxes, insurance).
Assist in the preparation and monitoring of annual property budgets and quarterly forecasts.
Calculate and reconcile tenant bill-backs for common area maintenance (CAM), property taxes, and utilities.
Maintain fixed asset records and depreciation schedules.
Coordinate with property managers to ensure accuracy of tenant ledgers and resolve discrepancies.
Prepare audit schedules and assist with year-end audits and tax filings.
Ensure compliance with company policies, GAAP, and real estate regulatory requirements.

Additional Skills

Bachelor’s degree in Accounting, Finance, or related field.
2–5 years of experience in property accounting or real estate finance.
