Project Manager – Community & Land Development
Position Summary
AppleOne is currently recruiting an experienced Project Manager to lead community development and land development projects from planning through construction. This role is ideal for a construction or real estate professional with strong project management, budgeting, and consultant coordination experience who thrives in a fast paced development environment.
The Project Manager will oversee horizontal construction, manage consultants, maintain schedules and budgets, and ensure high quality execution of residential and mixed use communities.

Key Responsibilities
• Manage community development and construction schedules, overseeing all horizontal construction activities and quality control
• Coordinate with Division Executives on site planning and architectural design
• Supervise and manage outside consultants, including:
o Architecture
o Civil Engineering
o Landscape Architecture
o Soils Engineering
• Prepare weekly written project reports, including:
o Construction progress
o Trade partner meetings
o Agency and jurisdictional contacts
o Issue resolution
o Safety meetings
• Create, monitor, and maintain project budgets and cost controls
• Negotiate and manage consultant contracts
• Assist with feasibility studies and pre development analysis
• Coordinate DRE processing, CC&Rs, and Homeowners Associations (HOAs)
• Act as liaison and HOA board member when required
• Secure and manage bond exonerations
• Coordinate model complexes, entitlements, and conditional use permits
• Support the Operations and Construction teams throughout project execution

Required Experience & Qualifications
• Minimum 7 years of experience in:
o Community development
o Land development
o Housing development
o Redevelopment or economic development
(Public agency, private sector, or nonprofit experience accepted)
• Bachelor’s degree preferred in:
o Urban Planning
o Urban Design
o Real Estate Development
o Construction Management
o Engineering
o Business or related field
• Strong proficiency in:
o Microsoft Excel
o Microsoft Word
o PowerPoint
• Excellent written communication, analytical, and organizational skills
• Proven ability to manage multiple projects, consultants, and deadlines
