The Process Closer is responsible for reviewing, preparing, and finalizing loan documents, ensuring compliance with company policies, investor guidelines, and regulatory requirements. This role involves coordinating with borrowers, lenders, escrow officers, and other stakeholders to facilitate smooth and timely loan closings and fund disbursements.
Key Responsibilities:
Loan Document Preparation & Review:
Verify and review all closing documents for accuracy, completeness, and compliance.
Ensure loan terms match approved underwriting conditions.
Work closely with title companies, attorneys, and escrow officers to coordinate closings.
Closing & Funding Coordination:
Prepare wire instructions and authorize loan funding.
Confirm receipt of all required documentation before disbursement.
Ensure all conditions and stipulations are met before finalizing funding.
Compliance & Quality Control:
Adhere to federal, state, and investor regulations, including TRID, RESPA, and other mortgage compliance guidelines.
Maintain accurate records and audit loan files for any discrepancies.
Communication & Customer Service:
Serve as a liaison between loan officers, processors, and funding departments.
Provide timely updates to borrowers and other stakeholders regarding the closing process.
Address and resolve closing or funding issues promptly.
Administrative & Reporting:
Ensure all loan data is accurately entered into the system.
Generate reports and maintain records of funded loans.
Assist in process improvements to enhance efficiency and accuracy.
Qualifications:
• Bachelor's degree in finance, business, or related field preferred.
• Minimum of 5 years of experience in mortgage processing, closing, or funding.
• Strong knowledge of TRID, RESPA, and other mortgage compliance guidelines.
• Excellent communication and customer service skills.
• Detail-oriented with strong organizational and time management abilities.
• Proficiency in mortgage software and Microsoft Office Suite.
