Compensation: $75,000–$85,000 DOE + Discretionary Bonus

A privately owned Real Estate and Asset Management firm in Bellevue is seeking an experienced and motivated Portfolio Manager to oversee a collection of multi-family residential properties across the Greater Puget Sound region. The team values flexibility, leadership, and a hands-on approach to operations—working out of a unique, pet-friendly office.
Position Summary:
The Portfolio Manager will lead day-to-day property operations, supervise onsite and offsite teams, ensure financial and operational excellence, and work closely with ownership to drive performance. The ideal candidate is a strategic thinker with strong leadership skills, industry knowledge, and a passion for providing safe, stable, and attractive housing communities.
?? Travel to Lynnwood, Seattle, Tacoma, and Federal Way properties 1–2 times per month is required.
Key Responsibilities
Operations & Property Oversight
Conduct regular site visits, monitor property conditions, ensure compliance with lease terms, and identify areas for improvement.
Review A/R, assist with tenant communications, and ensure maintenance standards and regulatory requirements are met.
Travel to managed properties across the region, including Lynnwood, Seattle, Tacoma, and Federal Way.
Team Leadership
Manage and support a team of onsite and junior property managers and maintenance staff.
Oversee hiring, training, scheduling, and performance reviews.
Financial Management & Reporting
Analyze P&L statements, track budget vs. actuals, and deliver quarterly/annual performance metrics.
Coordinate with accounting on reporting and financial summaries.
Tenant Relations & Lease Administration
Guide lease renewals, handle escalated tenant concerns, and conduct rent market surveys.
Ensure compliance with Washington State landlord-tenant laws and FHA guidelines.
Capital Projects & Maintenance
Supervise maintenance coordinator; prioritize repairs, manage vendor bids, and oversee capital improvements.
Marketing & Occupancy
Ensure property marketing materials and websites are up-to-date and reflective of the brand.
Support lease-up efforts when needed.
Required Qualifications
Bachelor’s degree in Business, Property Management, or related field OR equivalent professional experience.
Minimum 3 years (preferred 6+ years) as a Senior Property Manager within the multi-family housing sector.
In-depth knowledge of WA State eviction laws and Fair Housing Act regulations.
Experience using AppFolio; knowledge of QuickBooks, Propertyware a plus.
Excellent communication and organizational skills.
Ability to lead and mentor teams while balancing multiple priorities.
Proficient in Microsoft Office Suite (Word, Excel, Outlook, OneNote).
Technologically savvy with laptops, tablets, and smartphones.
Comfortable with pets and animals in the office.
Willing and able to respond to after-hours emergencies.
Must have reliable transportation and be able to physically walk and inspect properties.
