Job Summary
A growing property management organization is seeking a hands-on Maintenance Manager to oversee maintenance operations for two apartment communities totaling approximately 470 units in the West Seattle Junction area. This is a direct hire opportunity for a maintenance leader who enjoys managing teams, improving property performance, and staying actively involved in day-to-day technical work.

Key Responsibilities
- Oversee daily maintenance operations and overall property condition across two apartment communities.
- Lead, schedule, coach, and support maintenance team members, including hiring, training, and performance management.
- Ensure timely completion of service requests, work orders, preventative maintenance, and apartment unit turns.
- Coordinate vendor relationships, negotiate pricing, monitor service quality, and manage outside contractors.
- Manage maintenance budgets, control expenses, and support occupancy and resident satisfaction goals.
- Respond to emergency maintenance needs, including after-hours support as needed, while maintaining safety and compliance standards.

- Salary range: $70,000 to $80,000 per year.

Required Qualifications and Skills
- Oversee maintenance operations for multiple residential properties.
- Lead maintenance team members and support daily workflow, scheduling, and performance.
- Manage service requests, preventative maintenance, unit turns, vendors, and contractor work.
- Support budget control, property standards, resident satisfaction, and operational goals.
- 1 to 2 years of related maintenance leadership or property maintenance experience.
- Hands-on knowledge of apartment maintenance, building systems, repairs, and preventative maintenance practices.
- Ability to lead, coach, and motivate maintenance staff in a fast-paced residential property environment.
- Strong vendor coordination, contractor oversight, and cost-control skills.
- Ability to prioritize work orders, emergency repairs, unit turns, and ongoing property needs.
- Strong communication, organization, accountability, and problem-solving skills.
- Willingness to respond to emergency maintenance needs and after-hours issues as required.
Preferred Qualifications
- Prior experience supporting multisite apartment communities or a large residential portfolio.
- Experience managing maintenance budgets, vendor pricing, and service quality.
- Familiarity with property management operations, resident service expectations, and occupancy goals.
- Background in plumbing, electrical, HVAC, carpentry, appliance repair, or general building maintenance.
