As a Maintenance Utility Technician, you will be part of a dedicated team committed to delivering best-in-class service across our full-service commercial office buildings in the Tampa market. We’re looking for someone who is passionate about exceptional customer care and community building within a diverse tenant portfolio.
Key Responsibilities
Collaborate closely with the Senior Maintenance Technician, who will coordinate daily maintenance activities under the guidance of the Property/Facility Manager.
Learn and efficiently use the online service request system, including the handheld application.
Maintain client property, building systems, and equipment to ensure optimal performance.
Perform touch-up painting and minor janitorial or cleanup tasks as needed.
Assist Maintenance team members with building-related mechanical maintenance.
Investigate recurring customer service issues and report findings to the Property/Facility Manager.
Perform minor leak repairs on roofs, windows, and fountains.
Support contractors during life safety system testing and fire protection system shutdowns.
Install and repair ceiling tiles, wall coverings, flooring (vinyl tile, carpet), cove base, window blinds, signage, and similar finishes.
Maintain accurate, timely records and documentation.
Participate in hurricane preparedness and response activities.
Build and maintain strong, positive relationships with clients to ensure a high level of customer satisfaction.
Carry out miscellaneous facility-related tasks as assigned by the Property/Facility Manager.
Job Requirements
Availability for after-hours emergency calls—including nights, weekends, holidays—and for Black Sky event support on a rotating schedule.
Basic knowledge of state and local building codes.
Valid driver’s license required.
Education
High school diploma or equivalent.
Experience
At least one year of janitorial or facility maintenance experience in commercial real estate preferred.
Work Environment & Physical Demands
Exposure to fumes, airborne particles, mechanical parts, vibrations, and varying outdoor weather conditions.
Potentially loud work environments and job sites.
Must be comfortable working on building rooftops and climbing ladders.
