Job Summary
We are seeking an experienced Maintenance Technician for a direct hire opportunity supporting full-service commercial office buildings in the Tampa, FL market. This role is ideal for a hands-on facilities maintenance professional who enjoys solving problems, working independently, and delivering excellent service to building customers, vendors, and internal property teams.
As a Maintenance Technician, you will help maintain high-quality commercial properties by performing general building repairs, supporting HVAC operations, completing inspections, and responding to service requests. You will be part of a customer-focused environment that values professionalism, teamwork, safety, and strong communication. Key Responsibilities
- Perform general maintenance repairs across an assigned portfolio of commercial office properties, including common areas, customer spaces, building equipment, and exterior areas.
- Support building HVAC operations, including logging chillers, changing filters, replacing belts, and coordinating minor repairs with HVAC technicians.
- Install, troubleshoot, and repair plumbing and electrical fixtures, including leak repairs, lighting, ballasts, switches, receptacles, and breakers.
- Complete routine building inspections, respond to online service requests, document work accurately, and report recurring customer concerns to property management.
- Assist contractors with life safety alarm systems, fire protection system shutdowns, inspections, and testing.
- Participate in safety programs, hurricane preparedness, emergency response, and an alternating on-call schedule for nights, weekends, and holidays.

- Pay range: $28 to $31 per hour.

Required Qualifications and Skills
- Perform commercial building maintenance, repairs, inspections, and service request completion.
- Support HVAC system operations, preventive maintenance, equipment logging, and minor repairs.
- Troubleshoot and repair basic plumbing, electrical, building equipment, and facility issues.
- Maintain accurate records, communicate with customers and property teams, and support emergency response needs.
- High school diploma or equivalent required.
- Three or more years of commercial real estate maintenance experience required.
- Documented training, certification, or license in one or more related areas such as electrical, plumbing, mechanical, life safety, or customer service.
- Fundamental knowledge of state and local building codes.
- Current Florida Driver’s License required.
- Basic computer skills, including Excel, Word, Outlook, and online service request systems.
- Strong problem-solving ability and the ability to work independently with limited supervision.
- Excellent verbal and written communication skills with a professional, customer-focused approach.
- Ability to be available for emergency calls on nights, weekends, and holidays on an alternating on-call schedule.
Preferred Qualifications
- Systems Maintenance Administrator or Systems Maintenance Technician designation through BOMA preferred.
- Prior experience maintaining commercial office buildings or multi-property facilities preferred.
- Experience working with building automation, chiller logs, cooling towers, water chemical treatment programs, and life safety systems preferred.
