As a Maintenance Utility Technician, you will be part of a team that strives to provide best-in-class service to customers in our full-service commercial office buildings in the Tampa Market. We're seeking someone passionate about providing exceptional service, and fostering a sense of community for our diverse customer base within the portfolio.
Work Performed:
• Work closely with the Sr. Maintenance Technician who will coordinate maintenance tasks for the facility, under the direction of the Property/Facility Manager
• Become proficient with the on-line service request system including handheld application
• Responsible for the overall maintenance of client property and equipment
• Perform touch-up painting as directed
• Perform minor janitorial and clean-up duties as requested
• Assist the Sr. Maintenance Technician and/or Maintenance Technician with any building related mechanical maintenance issues when required
• Investigate and monitor repeat customer-related calls and report them to the
Property/Facility Manager
• Perform minor leak repairs to roof, window, and fountains
• Assist contractors with life safety alarm systems and water-based or dry fire protection systems shutdowns and testing
• Install and repair ceiling tiles, wall coverings, vinyl tile, carpet, cove base, window blinds, signage, etc.
• Be responsible for accurate and timely record keeping and reporting
• Assist in hurricane preparedness and response
• Foster a positive and productive working relationship with client to ensure the best customer service experience and overall customer satisfaction
• Perform miscellaneous facility-related duties as directed by Property/Facility Manager
Job Requirements:
• Be available for emergency calls at night, weekends, and holidays on a rotating schedule, and Black Sky events at Client's request.
• Fundamental knowledge of state and local building codes
• Maintain a current Driver's License
Education:
High School diploma or equivalent required.
Experience:
One or more years of janitorial/facility maintenance of commercial real estate preferred.
Work Environment/Physical Demands:
While performing the duties of this job, the employee may be exposed to fumes or airborne particles, moving mechanical parts and vibration. The employee is occasionally exposed to a variety of extreme outdoor conditions (cold / hot weather, wind, precipitation). The noise level in the work environment and job sites can be loud. Must be comfortable working on the roofs of office buildings and climbing ladders.
