The Loan Servicing Specialist will support daily loan servicing operations, including Freddie Mac servicing functions, loan boarding, payment posting, account research, ACH requests, payoff processing, and mortgage release documentation. Key Responsibilities
- Complete servicing functions for loans sold to Freddie Mac, including daily and monthly remittance, system status updates, and bank account reconciliations.
- Board new loans into the Core System and review system maintenance reports to identify and correct errors.
- Research and resolve account issues, including non-posted lockbox payments, posting rejects, unapplied funds, and loan WIP account items.
- Process loan payments, payoff funds, returned items, auto debit requests, ACH requests, and payoff quote demands.
- Respond to internal and external customer inquiries, verification of loan requests, and general loan servicing questions.
- Update collateral information and prepare mortgage release documents for paid-in-full loans.

Required Qualifications and Skills
- Service consumer loans, including payment posting, payoff processing, account research, and system updates.
- Support Freddie Mac loan servicing activities, remittance processing, reconciliations, and status reporting.
- Review and resolve loan servicing exceptions, posting rejects, unapplied funds, lockbox items, and system errors.
- Respond to customer, internal department, payoff, and loan verification requests accurately and professionally.
- High school diploma or equivalent required.
- Some college business coursework preferred.
- Minimum 1 to 2 years of loan servicing experience required.
- Thorough understanding of consumer loan servicing products.
- Knowledge of state and federal banking regulations and procedures, including CFPB, FCRA, HMDA, RESPA, Reg Z, SCRA, TILA, and UDAAP.
- Proficiency with PCs and Microsoft Office.
- Ability to work in a fast-paced environment while maintaining a high level of accuracy.
- Strong verbal and written communication skills.
- Self-motivated with strong problem-solving, organizational, and follow-through skills.
Preferred Qualifications
- Experience using the IBS loan system.
- Bilingual English and Mandarin or Cantonese skills.
- Prior experience in a banking, credit union, mortgage servicing, or consumer lending environment.
