Job Summary

A direct hire opportunity is available for an experienced Community Manager to oversee full operations for a large-scale, 548-unit Class B multifamily community in San Diego, CA. This role is ideal for a seasoned property management professional who brings strong financial acumen, operational discipline, resident-focused leadership, and the ability to drive occupancy, control expenses, and improve overall asset performance.

The Community Manager will lead leasing, resident relations, collections, payables, budgeting, reporting, maintenance coordination, vendor oversight, compliance, and team performance. This is a hands-on leadership role with significant visibility and impact across property operations.

Key Responsibilities

- Oversee daily property operations, including leasing, renewals, resident relations, collections, payables, budgeting, financial reporting, inspections, and office management.
- Manage financial performance by maintaining aged receivables below monthly targets, reviewing ledgers, approving payables, completing month-end close procedures, and ensuring accurate general ledger coding.
- Lead, mentor, train, and evaluate onsite team members, including leasing, administrative, maintenance, and safety personnel.
- Partner with maintenance leadership to monitor work orders, vendor contracts, unit turns, inspections, repairs, preventive maintenance, and resident service requests.
- Drive occupancy, rental revenue, lease renewal performance, resident retention, and market positioning through pricing review, market surveys, leasing strategy, and customer service excellence.
- Ensure compliance with California landlord-tenant laws, Fair Housing regulations, eviction processes, resident notices, security deposit accounting, risk management procedures, and internal operating standards.

Compensation and Benefits

- Salary range: $80,000 to $120,000 per year.

Required Qualifications and Skills

- Manage full operations for a large-scale multifamily community, including leasing, resident relations, maintenance coordination, financial reporting, and compliance.
- Develop and manage annual operating budgets, control expenses, review financials, and identify revenue growth opportunities.
- Lead onsite teams and partner with maintenance and assistant management to achieve occupancy, service, and performance goals.
- Oversee collections, resident notices, payables, month-end accounting procedures, security deposit dispositions, and vendor-related financial processes.

- 5 to 7 or more years of multifamily property management experience, including large-scale property oversight.
- Experience managing 400 to 500 or more units is preferred for success in this role.
- Proven experience managing Class B multifamily assets or better.
- Strong financial acumen, including budgeting, forecasting, general ledger review, payables, receivables, and financial reporting.
- In-depth knowledge of California landlord-tenant laws and Fair Housing regulations.
- Experience with property management systems such as MRI, Yardi, On-Site, LRO, RealPage solutions, BuildingLink, AVIDXchange, or similar platforms.
- Ability to manage accounts receivable, collections, notices, eviction preparation, and third-party collection processes in accordance with legal requirements.
- Proficiency with Microsoft Word, Excel, and Outlook.
- Excellent written and verbal communication skills.
- Highly organized with strong interpersonal, customer service, conflict resolution, and problem-solving skills.
- Proven ability to lead, mentor, develop, and hold teams accountable in a service-oriented environment.
- Personable, professional, positive, and able to work effectively with residents, vendors, team members, and leadership.
- Valid driver’s license required.

Preferred Qualifications

- Bachelor’s degree in Real Estate, Business, or a related field.
- Professional certification or designation from organizations such as the National Apartment Association, Institute of Real Estate Management, BOMA, CCIM, or similar industry associations.
- Experience with stabilized assets and identifying opportunities to improve resident satisfaction, operational efficiency, and property performance.
