Schedule: Monday – Friday, 8:30am–5:00pm
Compensation: Competitive base salary + mileage reimbursement + annual bonus

About the Role

We are seeking an experienced Property Manager to oversee a portfolio of industrial warehouse and commercial properties, along with one office complex association (HOA/POA). This role is ideal for someone who thrives in a fast-paced environment, has strong command of Yardi Breeze Premier, and can confidently manage multi-site operations, financials, and tenant relationships.
You will play a key role in ensuring smooth daily operations, maintaining building systems, supporting tenants, managing budgets, coordinating vendors, and ensuring compliance across all properties.

Key Responsibilities

Property Operations

Manage daily building operations across a portfolio of 13 properties with 31 tenants.
Perform regular property inspections and coordinate all maintenance, repairs, and capital projects.
Oversee building systems including HVAC, electrical, plumbing, safety, and security.
Ensure properties meet regulatory and safety standards.

Tenant Relations

Serve as the primary point of contact for tenants.
Address maintenance requests, lease questions, and service issues in a timely manner.
Manage move-ins, move-outs, and ensure compliance with lease terms.

Financial Management

Utilize Yardi Breeze Premier for budgeting, reporting, payables, AR, rent collection, and ledger accuracy.
Prepare annual budgets and monitor monthly/quarterly financial performance.
Approve invoices, operating expenses, and vendor contracts.

Lease Administration

Maintain accurate lease data, including renewals and rent escalations.
Assist with negotiations, amendments, and documentation of insurance and compliance obligations.

Association (HOA/POA) Management

Oversee an office complex association, including budgets and common-area operations.
Organize and coordinate board meetings and assemble board packets.
Maintain association records and ensure proper communication with board members.

Vendor & Contract Management

Source, evaluate, and manage vendors for maintenance and property services.
Negotiate and administer contracts; monitor performance, compliance, and insurance.

Compliance & Risk Management

Ensure compliance with ADA, building codes, and safety regulations.
Maintain incident reports, insurance certificates, and regulatory documentation.
Assist with CAM reconciliations and property tax coordination.

Qualifications

3–5+ years of experience managing commercial or industrial properties (required).
Advanced proficiency in Yardi Breeze Premier (required).
Strong operational knowledge of building systems and vendor management.
Experience overseeing property financials, budgets, and reporting.
Excellent communication, organization, and problem-solving skills.
HOA/POA or association management experience preferred.
Real estate license, CPM, or RPA certification is a plus.
Valid driver’s license and ability to conduct 1–3 site visits per week within 45 miles of the Tustin office.
