Are you a hands-on Commercial Retail Property Manager who thrives in a fast-paced environment and knows how to keep properties running smoothly while building strong tenant relationships?
We’re looking for someone who can confidently manage retail shopping centers, stay on top of financials, and handle everything from vendor coordination to CAM reconciliations—while keeping a calm, solutions-driven mindset.
What You’ll Be Doing:
Property Management & Operations:
Oversee day-to-day operations of retail shopping centers
Coordinate maintenance, repairs, and vendor services from bid to completion
Conduct regular site visits (inspections, tenant check-ins, vendor coordination)
Respond to tenant needs promptly, including after-hours emergencies
Manage security, porters, and onsite vendors
Coordinate move-ins/move-outs and property inspections
Track and manage key dates (leases, renewals, insurance, rent commencements)
Interpret and enforce leases and CC&Rs
Financials, Reporting & CAM:
Prepare and manage annual operating budgets and monitor variances
Perform CAM, insurance, and real estate tax reconciliations
Review general ledger, tenant ledgers, and monthly financial reports
Code and approve invoices; coordinate with accounting on expenses
Support collections efforts and assist with legal processes if needed
Prepare NNN estimates and provide detailed reporting to ownership
Tenant, Vendor & Team Relations:
Serve as the main point of contact for tenants and property stakeholders
Build strong relationships with vendors, contractors, and city officials
Collaborate with internal teams including accounting and asset management
Assist with community events and marketing initiatives (occasional weekends)
Compliance & Administration:
Track insurance certificates, inspections, and vendor documentation
Coordinate required property compliance (fire, safety, backflow, etc.)
Monitor tenant sales and operational requirements
Assist with audits, reconciliations, and reporting requests
What We’re Looking For:
3+ years of commercial retail property management experience
Experience managing retail, office, or mixed-use portfolios
Background overseeing portfolio size (units or square footage) — please specify
Exposure to tenant types such as retail, medical, professional, or industrial
Strong experience with:
CAM reconciliations (manual calculations required)
Annual operating budgets & financial analysis
Proficiency in Microsoft Office (Excel is key); QuickBooks is a plus
Excellent communication, organization, and problem-solving skills
Ability to stay calm and make decisions during urgent situations
Valid California Driver’s License and ability to travel to properties
