Job Summary
We are seeking an experienced Building Maintenance Technician for a direct hire opportunity supporting Class A commercial properties in downtown Nashville, TN. This role is ideal for a skilled maintenance professional who enjoys hands-on building operations, troubleshooting, preventive maintenance, and providing responsive service in a professional property management environment.
You will report to the Chief Maintenance Engineer and work alongside a collaborative maintenance team supporting a portfolio of four buildings. This is a stable, full-time opportunity with supportive leadership, strong teamwork, free parking, access to building amenities, and exposure to a wide range of building systems. Key Responsibilities
- Perform general repairs, installations, inspections, and preventive maintenance on building structures, equipment, plumbing fixtures, electrical devices, lighting, doors, flooring, ceiling tiles, wall coverings, and related systems.
- Maintain and repair commercial building systems, including basic HVAC components, water distribution lines, refrigeration equipment, life safety systems, fire protection systems, piping, tubing, and alarm-related equipment.
- Complete routine building inspections, monitor equipment operation, respond to service requests, and escalate complex mechanical or maintenance issues to the Chief Maintenance Engineer or senior technicians.
- Assist contractors and internal teams with fire alarm, sprinkler, fire pump, emergency generator, and life safety system shutdowns, testing, and documentation.
- Maintain accurate records, monitor repeat customer-related calls, support water chemical treatment programs, and assist with seasonal tasks such as snow and ice removal.
Compensation and Benefits
- Pay range: $30 to $32 per hour.
- Direct hire opportunity.
- Full-time schedule, 40 hours per week.
- Typical hours are 7:00 AM to 4:00 PM or 8:00 AM to 5:00 PM.
- On-call rotation occurs 3 times per year, with each rotation lasting 2 weeks.

Required Qualifications and Skills
- Perform preventive maintenance, troubleshooting, and repairs across commercial building systems.
- Support maintenance operations for four commercial buildings within a larger property portfolio.
- Respond professionally to tenant, customer, vendor, and internal maintenance requests.
- Assist with life safety, plumbing, electrical, HVAC, carpentry, and general building repair tasks.
- 2 to 6 years of general maintenance experience in an industrial or commercial environment required.
- High school diploma or GED required.
- Basic knowledge of plumbing, electrical, carpentry, mechanical, roofing, construction, or building life safety systems.
- Ability to use tools and equipment common to the trades, including measuring devices, volt/ohm meters, thermostats, thermometers, and pressure gauges.
- Basic knowledge of occupational hazards, safety procedures, fire alarm systems, sprinkler systems, fire pumps, and emergency generators.
- Ability to perform basic electrical work such as lamp and ballast replacement, switch and receptacle repair, breaker support, and transformer-related tasks within scope.
- Ability to perform minor HVAC repairs, including filter and fan replacement, temperature checks, and thermostat adjustments.
- Ability to use Microsoft Outlook and basic computer applications.
- Basic math skills and the ability to read, write, understand, and communicate clearly in English.
- Must maintain a current Tennessee Driver’s License.
- Must be certified in Refrigerant Transition and Recovery, HVAC, or hold a state-recognized plumber’s license, or be able to complete the certification process within 6 months of employment.
- Must be available for emergency calls at night, on weekends, and on holidays during the rotating on-call schedule.
- Must be comfortable working on roofs, climbing ladders, bending, stooping, crawling, kneeling, crouching, and working with arms extended above the head.
- Must be able to occasionally lift, push, or pull up to 50 pounds.
- Background check and drug screening required.
Preferred Qualifications
- 6 or more years of commercial building maintenance experience.
- Two years of technical education from a state, county, or local agency, approved technical institution, college, or university.
- Training or coursework in electrical, construction, roofing, building life safety systems, plumbing, carpentry, or mechanical trades.
- Experience maintaining Class A office buildings, high-rise properties, or commercial real estate assets.
- Strong customer service skills, reliability, teamwork, and the ability to represent the maintenance team professionally with tenants, vendors, and the public.
