Job Description:

The Building Maintenance Technician is responsible for ensuring the efficient operation and maintenance of building systems, including HVAC, plumbing, electrical, and lighting. This role requires strict adherence to safety protocols and effective communication with facilities management and tenants.

Responsibilities:

• Safety Compliance: Always maintain strict adherence to safety protocols.
• General Maintenance: Perform hands-on general building maintenance and operations, including HVAC systems performance and repairs, plumbing, electrical, and lighting.
• System Evaluations and Repairs: Assist with evaluations, repairs, and maintenance of plumbing, electrical, and HVAC systems in the buildings.
• Communication: Communicate with facilities management about any work that requires outside expert assistance.
• Tenant Support: Receive and respond to tenant reports of mechanical or maintenance issues, utilizing the Building Maintenance Work Order System.
• Central Plant Operations: Assist in maintaining operations of the central plant.
• Preventative Maintenance: Support an effective preventative maintenance program for all buildings.
• Work Order Completion: Complete work orders in a timely manner as assigned by facilities management.
• Coordination: Coordinate with contractors and vendors for pre-approved work to be completed in the buildings, following protocol and in conjunction with the Facilities, Landscape, and Security Managers.
• Training: Assist in training relief maintenance technicians as needed.

Requirements:

• Proven experience of 3-4 years in building maintenance, including HVAC, plumbing, electrical, and lighting systems.
• Strong adherence to safety protocols.
• Excellent communication skills.
• Ability to respond to tenant reports and manage work orders efficiently.
• Knowledge of fire and emergency response procedures.
• Ability to coordinate with contractors and vendors.
• Experience in training maintenance technicians is a plus.

Working Conditions:

• This position may require working in various environments, including indoor and outdoor settings.
• Must be able to lift 40lbs
• May require working on weekends or evenings as needed.
