Short Description:

A Leasing Specialist is responsible for managing the rental process by promoting available properties, assisting prospective tenants, and ensuring all leasing activities are completed accurately and efficiently. They conduct property tours, explain lease terms, process applications, and coordinate move-in and renewal activities. The role involves maintaining strong relationships with residents and working closely with property management to meet occupancy and revenue goals. Leasing Specialists also help ensure compliance with fair housing laws and company policies. Strong sales, communication, and customer service skills are essential for success in this role.

Duties / Responsibilities:

  • Serve as the primary point of contact for prospective and current tenants, providing information on property features, pricing, and availability
  • Conduct property tours, highlight amenities, and explain lease terms and community policies to potential residents
  • Process lease applications, verify background and credit information, and prepare approval documentation
  • Prepare and execute lease agreements, renewals, and move-in/move-out paperwork in compliance with company policies and housing regulations
  • Maintain accurate and organized records of leases, tenant correspondence, and occupancy reports
  • Assist with marketing and outreach efforts, including posting vacancies online, managing signage, and participating in community events
  • Coordinate with maintenance staff to ensure units are move-in ready and service requests are completed promptly
  • Follow up with leads and prospects to maximize occupancy rates and achieve leasing goals
  • Address tenant inquiries, concerns, and complaints in a timely and professional manner to promote resident satisfaction
  • Prepare regular reports on leasing activity, occupancy levels, and market trends for management review

Skills / Requirements / Qualifications

  • Education: High school diploma or equivalent required; associate’s degree or coursework in real estate, business, or marketing preferred
  • Experience: 2–4 years of experience in leasing, property management, or real estate sales
  • Industry Knowledge: Strong understanding of lease agreements, fair housing laws, and property management practices
  • Sales Skills: Proven ability to meet leasing targets through effective communication and customer engagement
  • Communication: Excellent verbal, written, and interpersonal skills for interacting with tenants and team members
  • Technology: Proficiency in property management software (e.g., Yardi, AppFolio, RealPage) and Microsoft Office Suite
  • Organization: Strong time management skills and attention to detail when handling multiple leases and deadlines
  • Customer Service: Friendly, professional demeanor with the ability to build rapport and foster positive tenant relationships
