Property Manager – Industrial & Commercial Portfolio
Location: Based in Tustin, CA (Property visits up to 45 miles in the Inland Empire)
Schedule: Monday–Friday, 8:30 AM–5:00 PM
Compensation: Base salary + mileage reimbursement + annual bonus
Portfolio: 31 tenants across 13 locations

A well-established commercial real estate group is seeking a Property Manager to oversee a diverse portfolio of industrial warehouse, commercial properties, and a single office complex association. This role requires a confident, proactive professional experienced in full-cycle property operations, financial oversight, tenant relations, and vendor management. Yardi Breeze Premier experience is required.
Key Responsibilities
?? Property Operations
Oversee daily operations across multiple industrial and commercial properties
Conduct routine property and building system inspections
Coordinate maintenance, repairs, and capital improvement projects
Ensure functionality of HVAC, electrical, plumbing, safety, and security systems
?? Tenant Relations
Serve as the primary point of contact for all tenants
Respond promptly to maintenance needs and lease inquiries
Manage move-ins, move-outs, and compliance with lease terms
?? Financial Management
Utilize Yardi Breeze Premier for budgeting, reporting, rent collection, payables, and ledger accuracy
Prepare annual operating budgets and track monthly/quarterly financial performance
Approve invoices, vendor contracts, and operating expenses
?? Lease Administration
Maintain accurate lease files, renewals, and compliance documentation
Assist with lease negotiations, amendments, and insurance requirements
?? Association Management
Manage an office complex HOA/POA, including board meetings and packet preparation
Oversee CAM operations, budgeting, and common-area maintenance
?? Vendor & Contract Management
Source and oversee vendors for maintenance and property services
Negotiate contracts and ensure performance, safety, and compliance
?? Compliance & Risk Management
Ensure adherence to ADA regulations, local codes, and safety standards
Maintain insurance records, incident reports, and assist with CAM reconciliations and property tax items
Qualifications
3–5+ years of experience in industrial and/or commercial property management
Yardi Breeze Premier proficiency required
Strong understanding of leases, financials, operations, and maintenance workflows
Excellent communication, organization, and problem-solving abilities
Experience with HOA/POA or association management preferred
Real estate license, CPM, or RPA designation is a plus
